New family homes and a community hub for St Mary Cray
Lands Improvement Holdings is consulting with local residents on concept plans for a new community-focused development on land south of Crockenhill Road in St Mary Cray.

We are in the early stages of developing the proposals and we would welcome your feedback.

The plans include affordable, family homes, alongside community facilities and sports pitches.

As a master developer, our focus is not just on delivering developments, but on creating communities. We are considering how the site can integrate with the existing community, including how it could act as an extension of St Mary Cray.

We recognise the importance of delivering necessary infrastructure alongside new high-quality homes. Our proposals include creating new walkways, paths and playgrounds as part of the site, whilst maintaining all existing rights of way.

Lands Improvement is a strategic land development company operating throughout the UK. Our history can be traced back to 1853; being founded to provide capital assistance to farmers. Today, we work to create sustainable new communities and high–quality developments through long term planning promotion and early delivery of infrastructure. Our portfolio consists of 5,000 acres of land across the UK – a total of 22 assets at stages from planning promotion to land sales.
One of the things that sets us apart from our competitors is the time spent and interest we take in engagement with local communities, planning officers, and politicians to deliver schemes which are not just policy led, but people led too. This approach contributes to well thought out places that endure for both the new and existing communities. We look forward to working with the Council and other stakeholders on the next steps of the journey for St Mary Cray.
